Every product page on this site carries a full price matrix rather than a contact form. That means new pricing, refurbished pricing where inventory exists, and monthly rental rates across every configuration we build — currently 2 product categories covering 12 distinct configurations. You will also find a dimensional reference, a CAD reference available on request, and photographs of units as delivered and installed.

The reason we publish this way is that per-square-foot figures alone are close to useless for planning. A quoted rate that excludes foundation, freight, crane and permitting produces a budget that fails at exactly the wrong moment. We separate the unit price from the site scope so you can see which part is fixed and which part depends on your lot. The unit price is firm once a design is locked. The site scope is genuinely variable, and pretending otherwise is how buyers end up thirty percent over budget.

New, refurbished and rental — how to choose

New units carry warranty, current code compliance and the finish level you specify. Refurbished inventory typically runs forty to sixty percent below new, and the trade-off is available configurations rather than condition — a refurbished unit is stripped, inspected, repaired and re-finished, but you take the floor plan that exists. Rental generally makes financial sense under roughly eighteen months of use. Past that point cumulative rent exceeds purchase price and you own nothing at the end, which is worth running on your actual duration rather than assuming the smaller monthly number is the cheaper path.

What is included in the figures

Product pricing covers the structure as specified: framing, envelope, insulation, mechanical and electrical rough-in and finish, interior finishes, fixtures and cabinetry at the stated level. Foundation runs $38 to $52 per square foot depending on type. Freight is $7 per loaded mile from the fabrication facility. Crane is included to 100 feet of reach and priced per foot beyond. Permits, plan check, survey and certification are separate lines because they are jurisdiction-specific and vary more than any other cost in a project.

Why factory-built wins

Two schedules running at once

Site-built construction is sequential: permit, then excavate, then frame, then finish. Factory-built runs the site work and the building in parallel. While your foundation is being poured and utilities are being trenched, the structure is already being framed and finished on a production line hundreds of miles away. That overlap is where the calendar savings actually come from, not from anyone working faster.

Inspected more, not less

There is a persistent assumption that factory-built means less oversight. The opposite is true. Modules are inspected at multiple stations during production by third-party agencies, then inspected again on site after the set. A conventional stick-built house typically sees an inspector four to six times total. A modular unit is checked at every stage where a defect could be hidden by the next layer.

Waste that does not become your problem

A production line orders in bulk, cuts to optimized lengths, and recycles offcuts across dozens of units. Site-built framing typically sends fifteen to twenty percent of delivered material to a dumpster you paid to rent and paid again to haul. Lower waste is part of why the per-square-foot number comes in lower, and it is the part nobody puts in the brochure.

Labor you do not have to chase

The trade shortage is the single biggest schedule risk in construction right now. Factory production concentrates skilled labor in one facility where crews repeat the same operations daily instead of assembling a new subcontractor roster for every project. You are not waiting three weeks for an electrician to have an opening.
